Samujana comprises of villas ranging from 3-6 bedrooms currently available for purchase. All sales villas are fully furnished with high quality furniture and fittings. Owners are responsible for maintenance and service fees for the ongoing upkeep of common infrastructure and facilities provided together with specific charges for items such as electricity, water and other services for their individual villa. An investment in a villa at Samujana is made via leasehold structure.

SAMUJANA RENTAL PROGRAMME

Villa owners have the option of offering their villa for rent for part or all of the year to the luxury travel market by joining the optional Samujana Rental Programme. Owners who participate in this programme receive a commission based on the rental income from their villas. Rental rates for all villas are available at www.samujana.com The rental programme is attracting an increasing level of bookings from discerning guests. By separate individual agreement available on certain villas under our deferred purchase plan, owners may provide financing for some of the purchase consideration. Further details of this arrangement can be provided by the owners on request as there are no general financing arrangements supplied by Samujana.

ESTATE VILLA MANAGEMENT

Samujana is controlled by the villa owners who have established a professional operating company to oversee the management of the estate. A committee, representing the interests of the villa owners and run for the long-term benefit of the estate, is at the helm. Unlike many other developments, Samujana is not owned or controlled by an international property or resort group and this helps to give the estate its unique character. All villas are managed under the clear and comprehensive guidelines of the Villa Management Agreement, tailored to meet the individual owner’s specific requirements. Villa ownership will also confer the benefit of a shareholding in the management company.
